Thorne Home Team - April/May Market Snapshot!

Image
We are seeing a vital Spring market with lots of new inventory and an increasing median sales price. On average, homes are selling for over the asking price, a 102.1% sales price/list price ratio in May, indicating buyer competition in the market.  At Thorne Home Team, we have experienced some multiple offer situations in the past couple of months, but also some price reductions as well. Interest rates continue to limit purchasing power for buyers and creates a "pickier" environment with higher monthly mortgage payments. And the usual message applies for sellers - make sure to do the up-front market prep and staging for your home and you'll have your best shot at receiving multiple offers. Vacant and staged homes will get the most foot traffic. Reach out with questions! We are happy to help! Every Seller Wants to Know: Which Home Projects Should I Do for Resale?

Image
124 Surrey Ln, San Rafael CA The very first question we get when we meet with a homeowner who wants to sell their home - what do I need to fix or remodel for resale? As real estate agents, we like to meet with sellers at their home to walk through the property and discuss specifically which repairs to prioritize. But it also helps to have a more general idea of what's going to give you the most bang for your buck. You might be surprised which items are at the top of the list! A recent report by the National Association of Realtors® shows which projects offered the highest returns. The Remodeling Impact Report estimates the following cost recovery at resale: 1. Image
This is proof you can sell your first home and buy your dream home at the same time, even in a tough market like Marin County in the Bay Area. Here's a 2024 case study: Family of 4 (two young children) Living in a 2100 sq ft townhome, hoping to sell for around $950,000 Desire a single family home in a kid-friendly neighborhood, max budget of $1,300,000 Using the proceeds from the sale for the down payment on their new home This is their story from their POV... Our First Home - Prepped and Staged! Our New Forever Home! Search  thornehometeam.com Last year, our family of four decided to take the leap and move from our first home to our forever home. We lived in a townhome in southern Novato and honestly, we did love it! The complex was located in a gorgeous natural setting amidst mature trees and hiking trails. The unit itself was actually large with three bedrooms and two living rooms, but we have two young kids and we were feeling the need to enjoy some more yard space and...

Thorne Home Team - 2022 Sales!

Image
2022 was a dramatic year in real estate. The market yielded all time highs and multiple-offer chaos in the Summer sending some sales soaring up to $1mil over the asking price. This was followed by rising mortgage interest rates, which quickly slowed the market and gave way to a calm Winter break.  Through it all, we guided our buyers on how to navigate multiple offer situations with dozens of offers, and how to purchase with decreased buying power due to higher rates. On one San Anselmo sale, our buyers prevailed with 11 offers. And for our sellers, we tailored our project management style to each seller's needs, from off-market sales for minimal seller stress to full market-prep with home renovation, landscaping, and staging. We are so thankful to everyone we worked with this past year, clients and amazing service professionals!  If you're in the market or if you're just interested in checking out our 2022 sales, scroll through the below. We sell a wide range of homes in a...

When do Homes Come on the Market??

Image
When do new homes hit the market? This is a question we get all the time. We also get a whole lot of speculation about holidays and special events and their relationship to people's readiness to list their homes for sale. So we wanted to share some stats to really get to the bottom of this equation. Search thornehometeam.com In Marin County, the general rule of thumb is that the most new homes are listed for sale during the Spring and Summer months and this is because of weather patterns and  kids being out of school, making it easier to make family moving transitions during this time. So let's take a look at the numbers. The graph below shows the number of homes for sale and new listings per month from the past 5 years in Marin County. Pay particular attention to the blue line for number of new listings. You'll notice since 2015 the new listings hit a low each December, hovering a bit below the 100 mark. Then they ramp up around March and April, with a peak above 350, then...

Thorne Home Team - 2020 Sales!

Image
2020 ... So much to say about this past year. But with regard to real estate, it was busy! We are so proud and thankful to have been a part of 21 sales, and nearly $27 million in sales volume. We are living through a time when everything "home" is vitally important and we take that responsibility to heart.  We feel for every person who has been affected by COVID-19, whether it's physical health, mental health, work, financial, relationships, or otherwise. We have had clients grappling with many aspects of this pandemic, and we hope to have provided a little light, warmth, and comfort during these trying times.  Thankfully, we have also seen many positive shifts over the past year. Many of our clients were able to move as a result of being less tethered to a desk chair. Less traffic, fewer commute hours, cleaner hands, more time with family, decluttered homes, more thoughtful live/work spaces, and a chance to slow down for a bit to really consider the important things in l...
