We are seeing a vital Spring market with lots of new inventory and an increasing median sales price. On average, homes are selling for over the asking price, a 102.1% sales price/list price ratio in May, indicating buyer competition in the market.  At Thorne Home Team, we have experienced some multiple offer situations in the past couple of months, but also some price reductions as well. Interest rates continue to limit purchasing power for buyers and creates a "pickier" environment with higher monthly mortgage payments. And the usual message applies for sellers - make sure to do the up-front market prep and staging for your home and you'll have your best shot at receiving multiple offers. 2022 was a dramatic year in real estate. The market yielded all time highs and multiple-offer chaos in the Summer sending some sales soaring up to $1mil over the asking price. This was followed by rising mortgage interest rates, which quickly slowed the market and gave way to a calm Winter break.  Through it all, we guided our buyers on how to navigate multiple offer situations with dozens of offers, and how to purchase with decreased buying power due to higher rates. On one San Anselmo sale, our buyers prevailed with 11 offers. 2020 ... So much to say about this past year. But with regard to real estate, it was busy! We are so proud and thankful to have been a part of 21 sales, and nearly $27 million in sales volume. We are living through a time when everything "home" is vitally important and we take that responsibility to heart.  We feel for every person who has been affected by COVID-19, whether it's physical health, mental health, work, financial, relationships, or otherwise. We have had clients grappling with many aspects of this pandemic, and we hope to have provided a little light, warmth, and comfort during these trying times.  Thankfully, we have also seen many positive shifts over the past year.
